Understanding your goals. Guiding your investment.
I'm Peter Rodrigues. I help investors in the UAE and abroad work out whether a Dubai property actually makes sense — the price, the cost to own and the exit — before they commit.
01 — About me
I'm Peter Rodrigues, a Dubai-based real estate investment advisor.
My career as an entrepreneur includes being a partner in a construction firm in India. Owning properties in Dubai and India has given me a practical understanding of property — from how it is built to the responsibilities of ownership.
Since moving to Dubai in 2022, I've worked with investors in the UAE and abroad. My experience includes bulk acquisitions of apartments and properties where I assessed the units and worked directly with the developer on pricing and payment terms.
Dubai is my long-term home, and I hold a 10-year UAE residence visa. I bring my experience as a business owner, construction partner and investor to every client conversation.
I listen carefully to understand what you want your investment to achieve. That goal shapes the properties we consider, the terms we negotiate and the eventual decision to rent or sell.
The questions I ask about my own investments, and yours
My aim is to help you understand the opportunity and the risks before you commit.
02 — Why Dubai
Five reasons international investors look at Dubai, and the caveat that goes with each.
Dubai's international connectivity and business environment attract residents and companies from around the world.
International buyers can own property outright in Dubai's freehold areas, with ownership registered through the Dubai Land Department.
JLL's 2024 index ranked Dubai the most transparent property market in MENA. Published transaction data helps investors compare actual sale prices.
The dirham is pegged to the US dollar. Investors using other currencies remain exposed to exchange-rate changes.
Qualifying personal property investments attract no UAE tax on rental income or sale profits, provided the activity neither operates under nor requires a business licence. Overseas tax obligations and applicable property fees still apply.
The right investment depends on the property, price, costs and your goals.

03 — What I do
I work with investors who want thoughtful property selection, clear explanations and someone they can rely on in Dubai.
I look at each purchase the way I look at my own: as an investor weighing price, cost and exit, with no project to push.
Price against real comparables, the full cost to own, rental demand and resale potential, worked out before anything is recommended.
Dubai is full of opportunity, and not all of it is equal. You see the risks alongside the upside before you commit.
Developer purchases are my focus, from a single unit to a multi-unit acquisition negotiated directly with the developer.
How that works in practice
You work with me directly, with straightforward advice throughout the investment journey.
I listen carefully to what matters to you — future income, capital growth, building a portfolio or a combination. We establish your budget, timeline and payment capacity before considering properties.
Income · growth · portfolioI assess the developer, location, unit, price and payment plan, alongside ownership costs and potential rental or resale demand. Each recommendation should have a clear reason behind it.
Developer · unit · payment planI work directly with developers on pricing, payment schedules and available concessions. For bulk acquisitions, I pay particular attention to unit selection and the overall financial commitment.
Pricing · schedules · concessionsI explain the purchase process and coordinate the steps on the ground. For buyers resident in India, I'm familiar with the LRS remittance route and coordinate alongside their bank and professional advisers.
Process explained · LRS-awareAs your investment approaches handover or your planned holding period, we revisit your goal. I help you prepare for leasing or resale, considering market conditions, costs and the options available.

Verify the developer, project registration, broker credentials, construction status and official project escrow details through Dubai Land Department. Review the purchase agreement before paying.
Off-plan property payments should go into the project's designated escrow account. Verify the details and keep receipts. Registration and other fees may have separate payment channels.
Escrow regulates how project funds are held and released. It does not guarantee completion, investment returns or an immediate refund.
Oqood is DLD's system for registering off-plan purchases in the Interim Property Register. Check your registration certificate carefully. It is different from the final title deed for a completed property.
Review the unit specifications, payment schedule, completion date, permitted extensions, fees, default provisions and resale conditions. Ensure negotiated concessions are recorded in writing.
Your options depend on the contract, reasons for delay and applicable law. Check the official project status and obtain legal advice before withholding payments or seeking termination. A delay does not automatically entitle you to a refund.
You may face contractual penalties and termination. The statutory developer-termination process includes a DLD notice allowing 30 days to fulfil your obligations. Permitted deductions depend on construction progress and applicable law.
Resale is possible, subject to registration and applicable transfer requirements. Check the contract and developer's payment and no-objection certificate requirements before planning an early exit.
Following a final RERA cancellation decision, the law requires refunds through the applicable procedures. Recovery may involve escrow liquidation and court proceedings. An immediate full payout is not guaranteed.
First contact the developer in writing and retain your contract, receipts and correspondence. DLD/RERA can address regulatory issues and facilitate settlement. Contract termination, compensation and disputed refunds may require court or agreed dispute-resolution proceedings.
